While real estate agents may highlight the positive aspects of a neighborhood, there are certain risks they are not obligated to reveal. This underscores the importance of being vigilant about electrical issues.

Firstly, he cautions buyers about outdated fuse boxes commonly found in homes constructed before the 1980s. These older units lack the safety features standard in modern installations.

The second hazard is damaged or deteriorated wiring, a leading cause of house fires. Such issues can be hidden in floors, walls, or ceilings, making them challenging to detect without a thorough inspection.

Lastly, prospective buyers should be wary of DIY wiring. Improper installations of electrical outlets, light fixtures, or system extensions can pose serious risks. Unlike rental properties governed by safety standards, home buyers do not have the same level of protection.

For homes over 40 years old, obtaining an electrical inspection before purchase is highly recommended. Unlike gas safety requirements, there is no legal mandate for sellers to provide an Electrical Installation Condition Report, potentially leaving hazardous electrical issues undisclosed during the purchasing process.
