The latest findings from Zoopla reveal the top affordable locations in the UK for single individuals looking to purchase property. Among these, Sunderland stands out as the most budget-friendly city in England, with average monthly mortgage payments as low as £408, representing 17% of the typical monthly salary.

In Sunderland, the average cost of a one or two-bedroom home is £106,700, with the average income for a single person being £28,600. Moving to London, Havering emerges as the most affordable borough, where the average price for a one or two-bedroom property is £305,200, approximately 7.3 times the average earnings of £41,600 for single buyers.

In Scotland, Aberdeen takes the spotlight as the most affordable location for single buyers, with average monthly mortgage payments totaling £438, based on an average property value of £114,700. Swansea in Wales offers affordability as well, with an average property price of £149,000 and typical monthly mortgage payments of £569.

Zoopla highlights the challenge faced by single buyers due to lenders evaluating affordability based on a single income rather than a dual income. The analysis focused on smaller homes with one or two bedrooms, comparing prices with average incomes of single earners. Single buyers make up about 39% of first-time property purchases.

Richard Donnell, Zoopla’s executive director, emphasizes the increasing feasibility of single individuals owning homes, driven by rising incomes and lower mortgage rates. He advises potential buyers to explore mortgage affordability, consider specialized products for singles, explore alternative locations, and select the right property size.

Donnell underscores the importance of thorough research in making informed decisions and reassures that purchasing as a singleton is a viable option for those aspiring to enter the property market.
