February has been identified as the optimal month to list your property for sale, as per recent findings from Rightmove. Data analysis shows that 68.9% of homes put on the market in February successfully secured a buyer. Following closely behind are January and March, with both months boasting a 68.8% success rate in finding buyers on average. April ranked third at 68.7%, with May following at 67.7%.
In contrast, October recorded the lowest percentage of homes finding buyers at 65.4%. On average, it takes approximately seven months to finalize a sale and complete the property transaction.
The study conducted by Rightmove examined millions of property listings from 2014 to 2024, excluding 2020 due to the COVID-19 pandemic. Additionally, data for 2025 was omitted to accommodate properties listed later in the year that are still awaiting buyers.
January emerged as the quickest month for securing a buyer, with an average of 47 days, closely followed by February at 48 days. March stood out as the month with the highest number of newly listed properties and the most overall sales agreements.
According to Colleen Babcock, Rightmove’s property expert, February stands out as the prime month to sell a home, signaling the start of the crucial Spring home-moving season. Babcock advises potential sellers considering a move in 2026 to act promptly to capitalize on increased buyer activity.
Steve Reed, the Housing Secretary, emphasized the importance of streamlining the buying and selling process to reduce stress and prevent transactions from falling through. John Baybut, Managing Director at Berkeley Shaw Real Estate, highlighted the current strength of the UK property market, attributing it to favorable interest rates and long-term value growth in real estate.
Mike Sharman, Group Managing Director at Sharman Quinney, noted the busy nature of February as a peak period for new property listings, urging serious buyers to prepare by securing mortgages and finalizing home sales contracts to have a competitive edge in selecting available properties.
